Nashville
In 2021, we partnered with The Dinerstein Companies via a management agreement on a newly acquired asset in downtown Nashville. Locale replaced the existing STR operator. We spoke to residents to resolve pain points from the prior operator, hired a new cleaning staff, reduced excess labor to save costs, and upgraded in-unit guest amenities. Despite COVID, Locale’s furnished apartments generated a 37% uplift on net effective rent vs. traditional multifamily apartments. We doubled profitability margins and are expanding the number of short-term rentals in the building.
Houston
In 2017, Heitman, a national multifamily owner, partnered with Locale to manage short-term rentals within a newly-built Class A asset in the Texas Medical Center. Locale started with 10 units in 2017 but increased our unit count to 26 units after the first year in response to tough market conditions and surging demand for furnished rentals. Locale drove unexpected cash flow during lease up, eliminated annual turnover costs, and made units available for resident use during major market impacts (e.g. Hurricane Harvey), all while delivering substantial incremental revenue to the owner. In 2022, the property sold to Madera Residential with Locale’s agreement remaining in place.
